A standard home survey barely touches off-mains drainage. Ours is a detailed, area-by-area inspection carried out by an accredited surveyor — every point assessed and graded, with findings recorded in your written report.
Site & system identification
System type, manufacturer, capacity, discharge route and a review of any documentation provided.
Above-ground installation & access
Tank covers, manholes, inspection chambers, setback distances and any site safety hazards.
Tank structure & condition
Tank shell, baffles and dip-pipes, effluent flow and quality — with internal sludge inspection on the Full Survey.
Treatment plant specifics
Air blower / compressor, aeration performance, electrical installation, alarm and service history (where applicable).
Drainage field & final discharge
Locating the field or soakaway, checking for signs of failure, distribution chambers and field sizing adequacy.
Regulatory compliance
Registration status, discharge volumes, setback compliance and desludging evidence against CAR (Scotland) or GBR (England).
Risk assessment & overall verdict
An honest assessment of failure risk, an estimated remediation cost range, and a clear overall verdict — the evidence base for any negotiation with the seller.
No access to the house needed
Our survey assesses the external drainage system only, so there’s no need for us to come inside or for anyone to be home — ideal when you’re selling, or buying a property you don’t yet live in. We just need access to the garden and tank area.

The rules are different north and south of the border
Whether your property is in Scotland or northern England, an off-mains drainage system carries legal responsibilities that come sharply into focus when a property changes hands. Our survey tells you exactly where the system stands.
SEPA registration & the Home Report
In Scotland, septic tanks and treatment plants must be registered with SEPA under the Controlled Activities Regulations (CAR) — it isn’t optional. Information about the system also forms part of the Home Report when you sell. Our survey confirms registration status and compliance, so you can disclose with confidence and avoid last-minute hold-ups.
The General Binding Rules (GBR)
In England, off-mains systems must meet the Environment Agency’s General Binding Rules, and since January 2020 a septic tank may not discharge directly to a watercourse. When you sell, you must give the buyer written confirmation that the system complies. A non-compliant system found mid-sale can stall or collapse the transaction — and replacement can run to £15,000.

Both include a full inspection across all seven areas and a written report with photographs and an overall verdict. The Compliance Survey assesses the tank’s internal condition visually. The Full Survey & Empty includes emptying the tank by tanker so we can inspect the structure, baffles and sludge levels directly — the most reliable way to judge a system’s true condition, especially on older or unknown systems.

It’s designed to be understood by you, your solicitor and your estate agent, and to support any negotiation with the seller.
No. We assess the external drainage system only, so nobody needs to be home and we don’t need to come inside — we just need access to the garden and tank area. That makes it straightforward whether you’re selling, or buying a property you don’t yet live in.
